Monaco Place – Frequently Asked Questions 

(FAQ)

1. Are homeowners allowed to attend board meetings?

Yes! Monthly board meetings are open to all owners — you are encouraged to attend.

 Meetings are held in the clubhouse and via Zoom.

 Typically, the 1st Thursday of each month, 6:30–7:30 PM

 Owners may ask questions and share suggestions during the meeting.

Owners may also submit questions or concerns through Town Square under the “Request” tab.

Please do not contact the community manager directly as routine practice — Town Square 

creates a record for tracking community needs.

2. How do I contact management in an emergency?

Goodwin Management provides a 24-hour emergency line:

Use ONLY for emergencies such as:

 Flooding

 Fire

All non-emergency issues should be handled during business hours through Town Square 

Requests.

3. Where can I find the community Rules & Regulations?

Rules and Regulations are available in Town Square:

Town Square → Documents → Governing Documents → Rules & Regulations

4. How does the heating and cooling system work?

Monaco Place uses a centralized heating/cooling plant located in two zones:

 North side

 South side (clubhouse is the dividing line)

Seasonal changeovers occur approximately:

 Cooling: May 15–May 23

 Heating: Sept 15–Sept 23

Important: During each changeover, units will have at least 3 days with no heating or cooling

because system lines must be drained.

Owners should plan ahead with fans or space heaters.

5. Who is responsible for HVAC equipment inside my unit?

Each condo has mechanical HVAC equipment inside the unit.

Owners are responsible for all maintenance and repairs.

Not all HVAC contractors work on Monaco Place’s closed-loop water system. You may need a 

commercial boiler company.

The HOA does not endorse vendors, but owners may try:

6. What should I do if I see suspicious people on the 

property?

Monaco Place is posted with NO TRESPASSING signs.

If you see loitering or unauthorized persons, call:

Be sure to say:

“Our community has No Trespass Agreements on file with DPD for every building…”

Then provide the closest building number.

7. What are the dumpster and recycling rules?

Dumpsters are located around the perimeter.

Rules:

 Trash must fit inside the dumpster.

 Break down boxes to the size of a trash bag.

 Nothing may be left outside dumpsters.

 No furniture, appliances, carpet, mattresses, etc.

Large item removal should be arranged privately (e.g., 1-800-GOT-JUNK).

No lithium batteries in dumpsters — they can combust. Drop off at Ace Hardware or Home 

Depot.

Recycling dumpsters have yellow lids and are for paper, cardboard, glass, and cans only.

8. What are the pet rules?

All pets must be on a leash outside — including cats.

 No unattended tethering

 Cats may not roam freely.

 Owners must pick up droppings immediately.

Bag dispensers are located throughout the community.

9. What should NOT be flushed down drains?

Only toilet paper may be flushed.

“Flushable” wipes are NOT flushable in Monaco Place and can cause costly sewer backups.

Owners are responsible for clogged sinks/showers inside their units.

10. What are snow melt buckets for?

Snow melt buckets are placed around the community during winter.

 Use them on icy areas.

 Keep lids closed.

 Request additional placement through Town Square

11. What are the community noise expectations?

Please respect neighbors, especially between:

Avoid loud music, yelling, or disturbances in units or parking lots.

12. Do I need approval for exterior changes?

Yes. Before making exterior changes such as:

 Doors

 Windows

 Other visible modifications

You must submit an Architectural Review Request in Town Square and obtain approval first.

Interior changes usually do not require approval unless walls are removed.

13. Can I plant flowers or alter landscaping?

No. Ground areas and patios are common elements owned by the HOA.

 No planting in the ground

 No altering rock beds.

 Flowers must be in removable containers only.

14. Are rentals allowed?

Rentals are limited:

 No short-term rentals (under 12 months)

 Owners must request placement on the Rental Waiting List

 Rentals may not exceed 25% of units.

15. How are water shut offs scheduled?

Plumbing work often requires shutting water off for the entire building.

Owners must:

 Submit a Town Square Request

 Schedule 24–48 hours in advance

 Limit shut-off time to about one hour.

Emergency shut offs will be communicated by email and door notices.

16. Can maintenance staff work inside my unit?

No. Onsite maintenance is not available for work inside condos.

Do not contact the maintenance person directly. Submit Requests through Town Square.

17. Are grills or fire pits allowed?

Fire code and HOA insurance prohibit:

 Fire pits.

 Propane grills

 Any open flame

Only electric grills are permitted.
